Selling Your Home in Taunton? Discover George Bailey’s Strategy for Success
Selling your home is a big decision. For most people, it isn't simply a financial transaction either. Your home is where life has happened, memories have been made and, very often, years of hard work have been invested.
That's why I believe selling a property deserves more than simply taking a few photographs, uploading it to Rightmove and waiting for enquiries.
My approach is about understanding you, your property and what makes your home special, then creating a considered selling strategy designed to present it at its very best, reach the right buyers and guide you confidently from valuation all the way through to moving day. This philosophy is at the heart of my new Strategy for Success selling brochure.
A personal estate agent for Taunton
I'm George Bailey, a personal estate agent based in Taunton with Nest Associates.
I specialise in residential property sales and high-quality property marketing, particularly homes where understanding the property, its location and the lifestyle it offers can make a real difference to how it is presented to the market.
I cover Taunton and the surrounding Somerset villages, with recent properties marketed across areas including Trull, Bishops Hull, Bishops Lydeard, Kingston St Mary, Monkton Heathfield, Galmington and Buckland St Mary.
This is also my home. I live just outside Taunton at the foot of the Quantock Hills with my wife and our two daughters, so my knowledge of the area isn't simply professional it's personal too.
That local connection matters when selling a home. Buyers aren't just purchasing bedrooms and square footage; they're buying into a location, a community and a lifestyle.
One person taking ownership of your move
One of the biggest differences in my approach is that you have one personal agent throughout your sale.
I get to know your home, understand why you bought it, what you've loved about living there and what is likely to appeal most to the next owner.
Rather than being passed between departments or repeatedly explaining your situation to different people, you have a consistent point of contact who takes ownership of the journey.
The Selling Strategy also reflects something I think is particularly important in modern estate agency: property doesn't operate neatly between 9am and 5pm. Buyers search for homes in the evenings, at weekends and whenever they have time, so being available and responsive can make a significant difference.
It starts before your home goes on the market
Successful marketing actually begins before the photographer arrives.
How a home is presented can have an enormous influence on that crucial first impression, which is why I work with sellers to look at their property through the eyes of a prospective buyer.
Sometimes relatively simple changes can help: decluttering, carrying out minor repairs, improving lighting, defining the purpose of individual rooms or simply reconsidering how certain spaces are presented. My House Doctor approach within the Selling Strategy covers these practical steps before launch.
The objective isn't to turn your home into something it isn't.
It's to allow buyers to immediately see what makes it special.
Marketing designed to make buyers stop
Property marketing has changed enormously.
Today's buyers are presented with hundreds of homes on property websites and social media. Standing out therefore matters.
My approach combines professional photography, creative property presentation, video, floorplans and comprehensive digital marketing to help buyers understand not only what a property looks like, but what it might actually feel like to live there.
This is especially important with distinctive homes.
A beautiful period property in Taunton, a family home overlooking the Quantock Hills and a country house in one of Somerset's surrounding villages shouldn't all be marketed in exactly the same way.
The marketing needs to identify the likely buyer and tell the right story.
More than simply putting your property on Rightmove
Rightmove remains an important part of the strategy, but it shouldn't be the entire strategy.
Your property can also be promoted through targeted social media campaigns, the Nest Associates website, our buyer database and direct communication with prospective purchasers. The Selling Strategy is designed to combine these different channels rather than relying on a single source of enquiries.
We also use our Early Bird social media strategy, giving followers and subscribers access to forthcoming properties before they are released to the wider market.
The aim is simple: create attention, generate interest and put your home in front of the people most likely to buy it.
Getting the pricing strategy right
A successful sale isn't about quoting the highest possible asking price at the valuation.
It's about understanding your home's genuine market position.
I look at comparable sales, competing properties, current buyer demand and the individual qualities of your home before recommending how I believe we should position it.
Price is also part of the marketing strategy.
Buyers search within price bands, compare properties online and make very quick decisions about which homes they want to investigate further. The right launch price can therefore help generate stronger early interest and create the best opportunity to achieve a successful result.
Viewings are opportunities, not appointments
Once we have generated interest, the next stage is converting that interest into offers.
Where appropriate, I conduct accompanied viewings, allowing me to answer questions, understand the buyer's reaction, overcome concerns and highlight aspects of the property they may otherwise miss.
I also believe sellers deserve useful feedback quickly rather than waiting days to hear what happened.
But finding somebody who likes your home is only part of the job.
When offers are received, we look beyond the number itself. A buyer's financial position, mortgage arrangements, timescale and onward chain can all influence how attractive an offer really is.
The highest offer isn't necessarily always the strongest offer.
The real work often begins when the sale is agreed
An estate agent's job certainly doesn't finish when the board changes to SOLD.
In many ways, this is where experienced estate agency becomes most valuable.
Once an offer has been accepted, I remain involved throughout the sales progression process, communicating with buyers, mortgage brokers, surveyors, solicitors and other estate agents in the chain to help keep everything moving towards exchange and completion.
My job is to anticipate problems where possible, communicate clearly when something changes and help you navigate what can otherwise be the most stressful part of moving home.
And when moving day finally arrives?
I'll even come and collect the keys.
Local knowledge. Modern marketing. Personal service.
There are plenty of ways to sell a property.
My approach is deliberately personal.
You get the resources, technology and marketing reach of Nest Associates combined with a local agent who takes individual responsibility for your sale.
As my Selling Strategy puts it, the objective is to combine personal service, smart marketing and genuine local expertise to make selling your home simpler, more transparent and less stressful.
Whether you're selling a period home close to Taunton town centre, a family property in Galmington, Bishops Hull or Monkton Heathfield, or something more rural around the Quantock or Blackdown Hills, the strategy should always begin with the same question:
What is going to make the right buyer fall in love with this particular home?
Everything else follows from there.
Thinking of selling in Taunton?
If you're considering moving, I'd be delighted to come and see your property, talk through your plans and give you an honest assessment of the current market.
There's no obligation and no pressure, just an opportunity to discuss what your home could be worth and how I would approach taking it to market.
